Jackson-based real estate development and management company StateStreet Group has announced the completion of The Quarter Lofts on Lakeland Drive in LeFleur East.

Twelve high-end one and two-bedroom apartment homes are part of the newly renovated second-story spaces.

Owned and managed by StateStreet Group, phase one renovations of 1970s New Orleans inspired mixed-use campus have focused on the five buildings that front onto Lakeland Drive. Work began in June 2018.

Phase one consisted of three main components.

“First, we are renovating the entire exterior façade of the Lakeland-facing buildings,” said Justin Peterson, general counsel for StateStreet Group.

“Second, to allow one of the existing retail businesses to expand, we’re converting an existing breezeway between two buildings into finished interior floor space with a floor-to-ceiling glass storefront.”

Longtime Quarter tenants Cups Espresso Café; The Country Squire, a premium tobacco shop; and Wine & Spirits in the Quarter are major benefactors of the project.

A third component converts what was formerly second-story office space into 12 luxury loft apartments.

“These loft units will have all of the amenities that one should expect from a modern, high-end apartment development including tall ceilings, huge windows, stainless-steel kitchens with islands, quartz countertops, Nest® thermostats and full-sized washers and dryers,” Peterson said.

In addition, several of the units offer spacious balconies that preserve the property’s original design-tribute to the New Orleans French Quarter.

The 12 loft units, comprised of five one-bedroom units and seven two-bedroom units. will be truly unique, ranging from an efficient two-bedroom floorplan to a spacious one-bedroom unit that totals over 1,000 square feet. More specifically, one-bedroom units will range from approximately 655-1037 square feet; and two-bedroom units will range from approximately 880-1250 square feet.

StateStreet Group, founded in 1972 by Kane Ditto, a former Jackson Mayor, invests in a wide variety of properties for commercial and residential use. Peterson says The Quarter project is, like most of their portfolio of renovated properties, very rewarding.

“For us, The Quarter’s history and location made it a fantastic opportunity for redevelopment.,” Peterson said. “The Quarter has been a Jackson landmark for decades. By modernizing the property, we expect it to thrive like it once did in the 1970s.”

In addition to the retail and residential component of phase one, StateStreet Group is completing a total renovation of the exterior and interior of the former China Belle restaurant space. Peterson said his group is actively seeking to lease this space to a high-quality restaurant tenant.

“We are thrilled at the results of the renovation, and with half of the loft units already rented, we’re excited to see the first tenants move in this month,” said Peterson.

The design partner is Jackson-based Dean and Dean Associates and the general contractor, Unicorp Construction, is also located in the Jackson area.
